Finding Hidden Roof Leaks with Thermal Imaging

Today’s inspection was a good example of why thermal imaging is such a useful part of a building inspection.

There were no obvious signs showing the full extent of the issue, but the thermal camera clearly picked up a dark, cooler area on the ceiling. This temperature difference raised concern that moisture ingress may have occurred.

I then checked the area with a non-invasive moisture meter, which indicated elevated moisture. This was followed by invasive moisture testing, confirming that the area was wet and consistent with water ingress from the roof above.

Thermal imaging doesn’t prove a leak by itself — but it’s an excellent tool for identifying areas that need closer investigation. When combined with moisture testing and building knowledge, it can help uncover problems that may otherwise go unnoticed.

Sometimes what you can’t see with your eyes is the most important part of an inspection.
