Terms & Conditions
By booking a property inspection with Book-A-Builder, you agree to the following terms and conditions:
1. Scope of Inspection

The inspection will be conducted in accordance with New Zealand Standards, specifically
-
NZS 4306:2005 (Residential Property Inspection Standard), and will cover visible and accessible areas of the property.

The inspection report is intended to provide a summary of the property’s condition at the time of the inspection and is not a warranty or guarantee of the property’s future condition.

The inspector will not perform any destructive testing or dismantling of structures during the inspection.
2. Exclusions
The inspection does not cover:

Plumbing, electrical, or gas systems beyond a visual check of fixtures and fittings (e.g., light switches, power points).

Compliance with local council or government regulations unless specifically stated.

Detection of pests, hazardous materials (e.g., asbestos), or hidden defects that are not visible during the inspection.

Areas that are not reasonably accessible. Reasonable access is determined by the following minimum clearances:

Roof Space (Ceiling Cavity): Minimum access hatch of 450mm x 400mm.

Crawl Space (Roof Void or Ceiling Space): Minimum dimension of 600mm for safe access.
-
Subfloor Area: Minimum access hatch of 500mm x 400mm with vertical clearance of at least 500mm.

Roof Exterior: Inspection of the roof exterior is limited to areas that can be safely accessed using a maximum 3.6-metre ladder from ground level.

If these clearances or conditions are not met, the inspector is not required to inspect those areas.

3. Liability

Book a Builder’s liability is limited to the cost of the inspection fee. No liability is accepted for indirect or consequential loss.

The client acknowledges that the inspection and report are for their use only and not intended for third parties unless otherwise agreed in writing.
4. Booking and Payment

Payment must be made in full at the time of booking or as otherwise agreed.

Your booking is only confirmed upon receipt of payment.
5. Cancellations and Rescheduling
We understand that plans can change, and we strive to be as accommodating as possible. However, due to the time and preparation required for each inspection, the following terms apply:

Cancellations made more than 48 hours before the scheduled appointment: No cancellation fee applies, and any prepayments will be fully refunded.

Cancellations made within 48 hours of the scheduled appointment: A cancellation fee of 50% of the inspection cost will apply.

Cancellations made on the day of the appointment or no-shows: A cancellation fee of 100% of the inspection cost will apply.

6. Inspection Report Delivery

The inspection report will be provided within 24 hours of the inspection.

The report will be delivered electronically unless otherwise agreed.
7. Client Responsibilities
The client is responsible for ensuring access to the property at the agreed inspection time.
Failure to provide access may result in additional charges or rescheduling fees.
8. Agreement
By proceeding with the booking, you acknowledge that you have read, understood, and agreed to these terms and conditions.
Other Information
All inspection services prices include GST unless otherwise stated.
Privacy Policy
We only collect personal information where necessary to carry out our services for customers.
We may collect personal information about you directly from you, such as email, phone number, address of property or from other people or agencies, and may generate personal information about you such as property photos and notes, when carrying out our services.
We protect all data with all reasonable technical and process controls.
You can ask us for a copy of your personal information at any time. Please call us to request a copy.
We will only use and share personal information where necessary to carry out the functions for which it’s been collected for, or if required by law.
