What happens during your building inspection?
A building inspection with me is a thorough, top-to-bottom check. I use specialist software to make sure nothing’s missed, and I cover every space I can safely access.
Here’s what I do on-site:

Start outside.
I check the exterior, roof (if accessible), cladding, joinery, decks, fencing, drainage, and visible signs of damage or wear. -
Go room by room inside.
Each room is inspected for moisture issues, ventilation, door and window operation, surface condition, and structural clues that suggest deeper problems. All external walls and walls backing onto wet areas (like your bathroom or laundry) are moisture tested with top of the line non-invasive moisture meters. -
Check under the house and in the ceiling space.
If I can get in, I go. These are the areas where you’ll often find the stuff no one talks about like leaks, rot, poor insulation, or botched repairs. -
Test plumbing fittings, fixtures, and visible electrics.
I run taps, check for leaks, and test light switches and power points. Chattels and appliances are visually inspected, but not tested in operation. -
Take clear photos throughout.
You’ll see exactly what I saw - no vague notes or missing context. I take photographs of everything I check during my assessment. -
Cross-check online data.
Where I’m able, I check wind zones, corrosion zones, and cladding types where available, to give you extra context about the property.
If something’s blocked or inaccessible, that’s called out in the report. I won’t guess or gloss over it.

How to book your property inspection.
1. Choose your inspection (see options below) and book online.
Pick the service you need, select a time that suits you and who ever is needed to give me access to the property. Make the secure online payment. You’ll get a confirmation email with the terms and conditions and confirmation of the inspection date and time.
2. I carry out the inspection.
You don’t need to be there. I just need someone there (usually the real estate agent) to give me access. I’ll work through the property methodically and take detailed notes and photos.
3. Get your report within 24 hours.
You’ll receive a full report by email, written in plain language, with everything you need including a certificate for your bank if needed within 24 hours.

I understand plans can change and aim to be as flexible as possible. However, due to the time and preparation involved, the following cancellation terms apply:

Cancellations made more than 48 hours before the scheduled appointment: No cancellation fee applies, and any prepayments will be refunded in full.

Cancellations made within 48 hours of the scheduled appointment: A fee of 50% of the inspection cost will apply.

Cancellations made on the day of the appointment or no-shows: A fee of 100% of the inspection cost will apply.

Do I need to be at the inspection?
No you don’t need to be there. I just need access to the property, usually arranged through the real estate agent. Make sure you’ve checked with the property owner or real estate agent before booking. If it’s your property, just make sure you’re there for me to access the areas I need to.
How long does the inspection take?
Most inspections take between 1.5 to 3 hours, depending on the size and complexity of the property. I don’t rush the process. Everything is checked properly and thoroughly.
When will I get the report?
You’ll receive your full report within 24 hours of the inspection. It includes detailed findings, photos, and (if needed) a certificate of inspection for your bank.
What if I have questions after I get the report?
That’s no problem. You can book a follow-up call or send through an email if you’d like to talk it through. I’ll help you understand what’s urgent, what’s minor, and how it may affect your decision or your next steps.
Can I use this report for my mortgage?
Yes. The report meets bank requirements, and includes a certificate of inspection you can provide to your lender as proof of a professional inspection.
What happens if access to part of the house is blocked?
If I can’t safely or reasonably access a part of the property (like the roof cavity or subfloor), I’ll note it in the report. I won’t make assumptions but I can’t move furniture or stored items to gain access.
What if I need to cancel or reschedule?
Life happens. Just give me as much notice as you can. You can reschedule or cancel through the booking system, or get in touch directly. Cancellations made more than 48 hours before the scheduled appointment: No cancellation fee applies, and any prepayments will be refunded in full. If the cancellation is made within 48 hours of the scheduled appointment: A fee of 50% of the inspection cost will apply. How do I choose the right inspection?
If you’re buying a home, the Pre-Purchase Inspection is what you need - especially to meet your bank’s conditions. If you're checking on work that’s already been done, or need something else, scroll up to compare all four services. If you need your report as a condition of a bank loan for your home, please choose the “full report”, however, if you just want the report for your peace of mind then you can choose the verbal report/walkthrough.
