🔨 Things to Watch Out For When Buying a Flipped House 🔨


When I bought my

place at the end of last year, I already knew it had a few “flipper specials” that would need fixing. One of the big ones was the driveway.


The listing proudly said “new driveway” – and while that was true, here’s what was hidden in the detail:


The concrete was boxed directly against the neighbour’s fence.


Fence palings were used as makeshift retaining.


The weight of the concrete has pushed the fence out up to 200mm in some places.



I’m now part-way through fixing it properly:

✅ Fence pulled down

✅ Driveway edge cut back in a straight line

✅ Proper retaining going in

✅ Fence being rebuilt the right way


The photos show the fence removed and the cut line marked – you can really see how far out the concrete pushed it.


👉 Just a reminder that “new” doesn’t always mean “done right.” If you’re looking at a flipped property, check details like fencing, retaining, drainage, and ground levels carefully – they’re the things that often get skimmed over but can cost you later.
