Is your inspector qualified?

Why Qualifications Matter When Choosing a Building Inspector
Buying property in Auckland is one of the biggest financial decisions most people will ever make.
Yet many buyers don’t realise that the building inspection industry is largely unregulated — and not all inspectors have the same background, qualifications, or experience.
At Book a Builder, inspections are carried out by a trade-qualified builder and an Accredited Building Surveyor (AMBOINZ). That combination is rare — and it matters more than most people think.
👷 Trade-Qualified Builder Experience
Many building inspectors have completed short inspection courses, but have never actually built houses.
As a qualified builder with hands-on construction experience, I understand:
How homes are constructed from the ground up
Where shortcuts are commonly taken
How building failures occur over time
What compliant work should look like
The real-world cost of repairs
There is a significant difference between someone who can identify a defect — and someone who understands why it occurred and how it should be properly repaired.
When inspecting a home, you’re not just getting a checklist — you’re getting construction insight.
📜 Accredited Building Surveyor (AMBOINZ)
In addition to being a builder, I am an Accredited Building Surveyor through AMBOINZ.
This means:
My inspections align with recognised professional standards
Reports are structured and evidence-based
I carry appropriate professional indemnity insurance
My accreditation has been independently assessed
Accreditation provides accountability and professional oversight — something many inspectors do not have.
🛡️ Professional Insurance Cover
Book a Builder carries:
✔ Professional Indemnity Insurance
✔ Public Liability Insurance
Why does this matter?
If an inspector misses a significant issue and does not carry appropriate insurance, the client may have little protection.
Professional indemnity insurance exists to protect you — the client — in the unlikely event something goes wrong.
Not all inspectors carry adequate cover.
🔍 Advanced Diagnostic Tools
Every inspection includes:
Moisture testing (invasive and non-invasive where required)
Roof inspections (including drone where necessary)
Detailed photographic reporting
Clear defect explanations
For clients wanting additional peace of mind, thermal imaging can also be included as part of our premium service.
Tools are important — but knowing how to interpret them correctly is even more important.
⚠️ Not All Inspectors Are Builders
The reality is:
Many inspectors are not trade-qualified
Many have never worked on construction sites
Many are not accredited surveyors
Some operate with minimal insurance
That does not mean they are necessarily bad inspectors — but it does mean experience levels vary widely across the industry.
When you’re spending hundreds of thousands — or millions — on property, the difference matters.
🏡 Confidence Before You Commit
A building report should do more than highlight defects.
It should:
Help you understand the construction method
Identify risk areas
Explain severity
Provide realistic repair guidance
Give you clarity before making a decision
That’s what I aim to deliver with every inspection.
Choosing the Right Inspector
When comparing inspectors, consider asking:
Are you a trade-qualified builder?
Are you an accredited building surveyor?
Do you carry professional indemnity insurance?
How long have you worked in construction?
The answers may surprise you.
If you’re looking for a thorough, professional inspection completed by someone who understands how homes are actually built, feel free to get in touch.
