Internal gutters are one of the areas we pay particular attention to during a building inspection.

Unlike an external gutter, an internal gutter sits within the building envelope. If it deteriorates, blocks or leaks, water can potentially enter the roof cavity or wall structure rather than simply spilling outside.

These photos are a good example of what to look for.

🔎 Warning signs include: • Rust or corrosion inside the gutter

• Flaking or deteriorating protective coatings

• Rust staining showing through recently painted surfaces

• Debris and organic material holding moisture against the metal

• Corrosion around joints, outlets and gutter edges

• Evidence of previous patching or repeated repainting

One important point — new paint can hide an old problem.

A gutter or fascia may look freshly painted from the ground, but rust staining coming back through the coating can indicate that corrosion remains underneath. The condition of the actual gutter lining, joints and drainage points is what matters.

Internal gutters aren’t automatically a problem, but because failure can allow water directly into the building, their condition and ongoing maintenance are particularly important.
