Understanding Your Protimeter SurveyMaster Readings


When you get a building inspection, you’ll often see photos of a meter pressed against walls or floors with numbers flashing up on the screen. One of the more popular types is the Protimeter SurveyMaster,

it helps us check for moisture levels without damaging the surface.


⚠️ Important: Every brand of moisture meter works a little differently. The numbers below apply only to the Protimeter SurveyMaster in non-invasive mode – not all meters.

🔎 How the Protimeter Works


The SurveyMaster has two modes:


Search (non-invasive) – scans behind the surface for moisture using radio signals.


Measure (pin mode) – small pins are inserted into the material for exact moisture content.



For most inspections, we use non-invasive mode first to scan, then double-check suspicious areas with pin mode if needed.

📊 The Reading Zones (Protimeter Only)


0 – 169 (Dry/Normal): Typical for healthy internal walls and linings. Nothing to worry about.


170 – 199 (At Risk): Slightly elevated. Could be due to materials, fresh paint, or humidity – but worth noting.


200 – 300+ (Concern): Higher readings suggest possible leaks, poor ventilation, or hidden dampness. Needs further investigation.


300+ (High Risk): Strong signs of excess moisture. Likely water entry, plumbing leaks, or weathertightness issues.

🏡 Why It Matters


Moisture isn’t always visible – a wall can look perfect but still hide damp framing or a slow leak. These readings give an early warning that something may be wrong.

Normal: Confidence the home is performing well.


Elevated: Further checks may be needed.


High: Investigation recommended – often linked to leaks or poor detailing.

✅ Tip for Buyers: Don’t panic at a single elevated reading – context matters. Patterns across multiple areas are a stronger sign of a real issue.
